Lagos Government Demolishes Dilapidated Six‑Storey Building in Ikoyi

LASBCA carried out the demolition of a six‑storey residential building at No. 10 Olufemi Pedro Street, Parkview Estate, Ikoyi, to safeguard lives and property.

Senior special assistant on new media to the governor, Jubril Gawat, announced on X that the building was flagged during a routine inspection by LASBCA officials in the Ikoyi‑Obalende District, where multiple structural defects and regulatory breaches were found.

LASBCA said the structure exhibited severe structural distress, leading the agency to act swiftly to avert a potential collapse.

Inspection results uncovered foundation failure and visible sinking, as well as differential settlement—evidence of movement within the foundation.

Officials also noted multiple defects: vertical cracks in structural elements, diagonal cracks in members, horizontal cracks in components, and cracks in floors and the perimeter fence.

The agency highlighted that the building had begun to sink, raising serious concerns about its stability and the safety of adjacent properties.

LASBCA also found the property missing required building documents, constituting another violation.

Prior to demolition, the agency served all statutory notices on the property, including a Contravention Notice for Distressed Structure, a Seal‑Up Notice, and a Demolition Notice, in accordance with existing laws.

LASBCA’s Enforcement Department had previously sealed the building, conducting site inspections, documentation, photographs, and other enforcement procedures.

The agency’s report indicated that the owner or developer had not responded to the notices issued at the time the report was prepared.

General Manager Bldr. Gbaye Florence explained that the decision to demolish the structure was driven by the extent of distress observed.

“The presence of foundation failure, cracks in structural elements, differential settlement, and the building’s sinking condition made immediate action necessary,” Florence said.
